What happens when you call

We start with the property itself: its age, any additions or garage conversions, and whether the work behind them was permitted. Unpermitted square footage changes what you must disclose and how buyers and lenders treat it. We also go over the safety items California expects at the point of sale, like earthquake bracing on the water heater and the right smoke and CO alarms in the right rooms, so those details are settled before escrow opens instead of turning up near the end.

If you are selling an inherited or probate house, going through a divorce sale, or buying, we explain the steps that apply to you and who signs what. If you sign on with us and later change your mind, the agreement has an easy exit: you can cancel at any point before going under contract. A follow-up by phone or video can be scheduled at a time that works for both of us.

Have these nearby before you call

  1. The property address and roughly when the house was built.
  2. Any permits, final inspection cards or notes about past remodels, additions or reroofs.
  3. If the house came to you through an estate, who is handling it and whether a probate case has been filed yet.
  4. Your target timing and any dates already fixed, such as a lease end or court deadline.
